Schematic Design
3 – 6 weeks
We explore options. Sketches, diagrams, and study models help us test ideas quickly and find the right fit before committing to details. You'll typically see two or three distinct directions.

Design Development
4 – 8 weeks
The chosen direction is refined. We develop materials, details, and specifications — coordinating with structural engineers, energy consultants, and interior designers as needed.

Construction Documents
4 – 10 weeks
We produce the full set of drawings and specifications needed for permits, bidding, and construction. These documents are the contract — precision here saves money and frustration later.

Bidding & Permitting
2 – 8 weeks
We help you navigate the permit process and, if needed, solicit bids from contractors. Because we often serve as both architect and contractor, this phase may be streamlined or eliminated.

Construction Administration
Duration of construction
We stay involved through the build — answering questions, reviewing submittals, and conducting site visits. The best buildings are the result of close collaboration between designer and builder.
